QUEENSLAND developer Ingles Group has started work at its 4925sqm “Maudsland Village” site at Upper Coomera.
Earthworks are now under way at the site and are scheduled to be completed in the next two weeks. Construction of the first components of the project, two adjoining childcare centres catering for 99 students, is set for June.
Construction of the 874sqm shopping centre, which is now the subject of a leasing campaign being run by the Ingles Group’s Andrew Louey, is set to start soon after.
Ingles Group purchased the development-approved, 4925sqm site at 148 Maudsland Road, near the Coomera Lodge Hotel, for $2.55 million from Roseburn Pty Ltd in December.
Roseburn Pty Ltd, a company that has been involved with running child care centres on the Gold Coast during the past 13 years, intends to lease back the child care centres when they are completed.
The two-level shopping complex will feature a centrepiece clock tower, to be built at the southern end of the site at the corner of the Maudsland Road and Charlies Crossing Road intersection.
The village style shopping centre when complete will have nine shops totally 660sqm and 214sqm of office space on the second floor.
There will be 64 car spaces on site and 32 car spaces on Charles Crossing Road.
Ingles Group managing director Graeme Ingles said the site was an ideal location for a shopping centre and child care operations.
“The site is across the main road from the Villa World residential project The Reserve and basically it is next door to Stockland’s giant, 710-home, $318 million Riverstone Crossing residential project,’’ said Mr Ingles.
The development is part of the Ingles Group’s expansion into Australia’s commercial property and leasing market.
Ingles Group, which was formed in 1980, is now one of Australia’s largest privately owned residential developers. The Ingles Group of companies has developed or has under development, projects worth about $1 billion.
Ingles Group subsidiaries include award-winning builder Ingles Homes (Qld) Pty Ltd, which is a member of the Queensland Master Builders Association and Housing Industry Association; Ingles Marketing (Qld) Pty Ltd, Ingles Accounting and Tiger Home Loans.
It now has five residential projects under way throughout Queensland at Gladstone, Gold Coast, Sunshine Coast and Ipswich. The company is also laying plans for a 400-home masterplanned community in Victoria and two high-rise projects.
